Get To Know The Community

What Is Viewpoint Estates?

A gated neighborhood of site-built homes and custom homesites, with space to plan around the way you use Lake Havasu.

Viewpoint Estates sits near London Bridge Road and North View Drive on the north side of the Lake Havasu area. Its recorded subdivision, Tract 3711, contains 269 lots. The setting brings desert and waterway views into the property search, while the mix of completed homes and vacant land gives buyers two different ways to get here.

The community is in unincorporated Mohave County, adjacent to Lake Havasu City. That distinction matters when you check permits, services and property records. A Lake Havasu postal address does not put the property inside city limits.

Start with the home or lot that suits your plans, then compare the garage, patio orientation, surrounding development and route to the launch ramp you will actually use.

Existing Homes

See How The Home Lives.

Walk the living spaces, measure the garage and spend time on the patio. A completed property lets you compare real shade, privacy, storage and equipment condition. Include the pool, roof, HVAC, drainage and any recent improvements in your inspection plan. Use the Pool Inspection Checklist to look beyond the photos.

For a seasonal home, think about how the property will be cared for between visits. Pool service, landscaping and a reliable local contact belong in the ownership budget.

Land & Homesites

Start With The Complete Plan.

A lot gives you room to design the living area, garage and outdoor space together. Compare the building envelope, grade, drainage, utility connections and required improvements before deciding what the land is worth to you.

June 2026 guidelines include requirements specific to Phase 3. Confirm the lot’s phase with the architectural committee and price the entire project with a builder.

More Than The Floor Plan

A Home Base With Community Amenities.

The current community sales site advertises a private clubhouse, pool and spa, pickleball courts, and a bocce-ball area.

These shared spaces can be part of the appeal if you want places to gather and play close to home. Compare them with your plans for a private backyard, pool and outdoor kitchen. During a property visit, ask to see the facilities and get the current access, guest and reservation rules from the association.

For meals, golf, shopping and boat launches, explore the surrounding Lake Havasu area. The location guide separates community amenities from nearby destinations so you can plan a realistic day.

Built For Your Kind Of Weekend

Bring The Boat. Bring The Measurements.

The useful question is whether your equipment fits the whole property.

Start with vehicle height including roof equipment, total trailer length and the room needed to open doors or walk around the boat. Then check the garage’s clear opening, usable depth and approach from the street. A wide lot or an “RV garage” label cannot answer those questions on its own.

Viewpoint’s baseline garage requirements and its Phase 3 minimum door height are different from a guarantee that a particular motorhome will fit. Parking and storage rules also matter when loading before a lake trip.

How To Read These Numbers

All matching listings are collected; these figures are not a convenience sample. Medians use the middle value, or the average of the two middle values. The list-to-sell ratio shown is the median of individual sale-price / final-list-price ratios.

Valid zero-day listings are included, including pocket listings entered for MLS records. Zero DOM does not necessarily mean the closing occurred the day the listing went live. Missing or invalid values are excluded only from the affected measure.

Months of supply divides current inventory by average monthly closings over 12 months. It is unavailable when there are no annual closings. Sales windows use completed Arizona calendar days; active inventory is current at collection.

Metric Coverage: Price 15/15; DOM 14/15; Sale-To-List 15/15; Price Per Sq. Ft. 15/15; Active Asking Price 11/11.

Include mortgages, HELOCs and other secured liens expected to be paid at closing.
Compensation is negotiable. Adjust this to match the applicable agreements.
Home improvement, cleaning, staging, landscaping or other work to get the home ready to sell.
Include seller-paid costs not already calculated below, such as buyer credits, HOA disclosure or transfer charges, home warranty, agreed repairs, assessments or other transaction-specific costs.
Advanced Options
A Yes selection adds the applicable $100 exchange accommodation fee.
Policy type changes the final title premium after the Zone 3 base rate is calculated.
The first secured payoff triggers a $100 reconveyance charge. Each additional payoff adds $25.
The purchase contract splits the base escrow fee equally. On a VA loan the buyer’s half is rated at the 70% veteran rate first, then moved to the seller’s column.
Premier Title Agency §I.F. Applies to the seller’s own half only and must be requested with proof of status. Select the single best-qualifying status; discounts do not stack.
FIRPTA applies to nonresident sellers. It does not apply to U.S. citizens, green-card holders, or anyone who can provide a Certificate of Non-Foreign Status.

How These Fees Are Estimated

Escrow: the base escrow fee is calculated from the Premier Title Agency Mohave County rate schedule (§IV.A) and split equally between buyer and seller under the purchase contract. Senior and veteran discounts under §I.F attach to a party’s own half when requested with proof of status. On a VA loan the buyer’s half is rated at the 70% veteran rate and then charged to the seller, so the seller pays their own half plus the buyer’s discounted half.

Owner’s title insurance: calculated from the supplied Mohave County Zone 3 BIR tiers, including the $1,000 ceiling rule and selected policy multiplier.

Reconveyance: automatically adds $100 when a loan payoff is entered, plus $25 for each additional secured payoff (§II.J).

1031 exchange: adds $100 only when selected under Advanced Options (§II.R).

FIRPTA: shown only when the seller is a foreign person. Premier Title Agency handles Form 8288 and 8288-A as part of the Basic Escrow Rate and does not publish a separate FIRPTA line item, so no extra fee is added here. The withholding is a prepayment against the seller’s U.S. tax liability, not a cost of sale, so it is shown separately below the net proceeds line.

Property taxes: annual taxes are estimated from the sale price. The seller’s share is prorated from the date taxes are assumed paid through to the closing date, not from January 1. Arizona taxes are billed in two installments, so a closing on or after October 1 assumes the first installment has already been paid through June 30. Title and escrow will use the actual parcel tax and payment status.
